When you purchase property in Lee County, the first thing you need to do is obtain your Pre-Qualification Letter from your Lender. If you are paying cash, have some type of Proof of funds ready to submit with your offer. Currently, most Real Estate offices will not present any offers to the Seller without ample financial information.  If you need a reputable Local Lender to assist you with your loan, we have several Lenders that we work with daily that can quote you competitive rates.

Once you find a property that suits you and your offer is accepted by the Seller, we will schedule your home inspection, arrange for the appraiser to access the property, and we will to our best to be sure that all parties are working towards a successful closing.

Closings are usually held at a Title Company. The Title Company also holds your Escrow Funds. Typically, Closing Costs are paid by the Seller. Since the Seller is paying Closing Costs, the Seller will pick the title company. However this is negotiable.  Buyers normally pay for any Lender fees/taxes associated with the Loan.

The title company provides the Title Insurance. Title Insurance will protect you against Hidden Title Defects, provide legal defense regarding any claims, and protect you from financial loss associated with a title defect. The title company reveals any existing easements and liens. When a Mortgage is required, the title company will normally order the Survey and pest inspection for the Lender. Most title companies will not accept cashier checks. They will only accept funds that are directly wired from a financial institution.

Property tax bills can be paid in November for a discount. Property taxes are paid in arrears. Buyers will receive a credit at closing for the time the Seller owned the property. Owners who file a Homestead Exemption receive a Property Tax discount. All owners who do not have an exemption are taxed the same rate, regardless of Citizenship. Another important issue to ensure a successful closing is to have your Homeowner Insurance and Flood Insurance in place for the Closing Date.
