Cape Coral was built about 40 years ago by two land speculators, The Rosen brothers, who purchased the property with the idea that the climate and abundant waterfront would draw many buyers.  They platted the community and created more than 400 miles of canals.  The Rosen brothers began a nation wide marketing campaign that resulted in the sale of nearly all of the 350,000 residential building sites, most sales involving folks who lived in other states! The City of Cape Coral has been known as a Waterfront Wonderland since its birth. With over 400 miles of canals, Cape Coral has more miles of canals than any other city anywhere in the WORLD - including Venice, Italy!  Currently, we have 5 public boat ramps!  You can view the locations on our area information page.

Cape Coral is a relatively new city in United States.  The City incorporated in August 1970, and its population continues to grow rapidly. With more than 160,000 residents, Cape Coral is one of the fastest growing areas in Florida.  If you are a boater, Cape Coral may be the community for you.  With plenty of houses and land that are situated on Gulf Access Canals and boat ramp locations throughout the City, boating is a serious hobby for many folks who reside in Cape Coral. Cape Coral is divided into 4 quadrants.  The Northeast, Southeast, Southwest, and Northwest.  Cape Coral is a platted City.  To get even more specific, you can identify areas of Cape Coral by their Unit Numbers.  Gulf access canals are primarily in the SE, SW, and NW areas.  The Southeast was developed first.  This area does have some wider canals that are 200' wide and offer quick, unobstructed access to the Gulf.  These wider canals can be found in the Southeast Cape -Units 7, 11,and 4.  You can view homes for sale in these areas by clicking here.

The next area that offers awesome boating is Southwest Cape Coral.  Recently, the addition of two waterfront communities helped put this area of Cape Coral on the map for boating fans.  Tarpon Point offers condo living and estate home living in a resort style atmosphere.  The Marina at Tarpon Point offers deep water dockage and full marina service for the novice boater.  The Resort at Marina Village offers deluxe accommodations for travelers and is a popular vacation destination.  Boaters throughout Southwest Florida stop in and enjoy great food and entertainment at the dining establishments located in Tarpon Point.  The next major Waterfront Development is Cape Harbour.  Cape Harbour also offers Condo and Estate home living in a resort style atmosphere.  A popular lunch destination for boaters throughout Southwest Florida is "Rumrunners".  Cape Harbour is a premier waterfront community is Southwest Florida.  Both Tarpon Point and Cape Harbour have a small inventory of Short Sales and Foreclosures.  The Southwest section of Cape Coral offers boating with access to the Gulf.  There are two ways to access the Gulf, one is through the lock system at the Chiquita Boat Lock.  The other is direct with no lock or lift to contend with. 

The Southwest Cape also offers 8 lakes that are connected and offer Gulf Access. The creme de la creme of the Southwest Cape is the Spreader Canal.  Homes on this wide canal have views of the nature preserve.  Nature is right in your back yard!  Many waterfront mansions are located on this beautiful waterway.  The only disadvantage of the Spreader, is you do contend with the Chiquita boat lock.  However, that has not been a deterrent for yachting enthusiasts.

The Northwest section of Cape Coral offers plenty of Gulf Access canals.  For many years, the majority of boaters in this area had to contend with a Boat Lift.  Boaters would actually have to use a "lift" to access the waterway.  This was time consuming and a big liability to the city of Cape Coral.  Recently, the boat lift has been removed.  There is uncertainty if the boat lift will be replaced with another lift or a lock.  Currently, there is testing being completed to learn if the absence of the lift is effecting the environment.  At this time, the City would opt not to replace the lift. However, Lee County commissioners are at odds with that notion.  The final outcome will effect values throughout Cape Coral.   In the meantime, gulf access homes in the Northwest are selling!  Most homes are newer and you usually get more house for the money.  You can view Newer Gulf Access homes in the Northwest Cape Coral, by using this link.
